At Joshua Smith Home Designs, we transform our clients' ideas into thoughtfully designed, detailed residential plans. Independently operating since March 2021, our company brings more than 20 years of experience in architectural drafting, custom residential design, CAD production, plan development, and construction coordination to every project.

Founded by Joshua S. Smith, an experienced home designer and construction project coordinator, Joshua Smith Home Designs was built on a foundation of technical expertise, attention to detail, and hands-on experience throughout the residential design and construction process.

From the initial client consultation and development of custom floor plans to plan modifications, construction documentation, and coordination with outside engineering professionals, our goal is to bridge the gap between creative design and real-world constructability.

What We Do

Joshua Smith Home Designs provides residential design and drafting services for homeowners, builders, and design professionals.

• Custom Residential Home Design & Plan Modifications: We develop custom residential layouts and modify existing house plans to accommodate each project's unique requirements. This can include floor plan revisions, additions, design updates, and coordination with structural, interior design, MEP, and civil professionals.

• Permit & Construction Plan Sets: We develop detailed architectural drawing sets for residential projects, helping translate design concepts and coordinated engineering information into clear documentation for the permitting and construction process.

• Construction Administration & Coordination: Our experience with residential construction documentation allows us to help coordinate design information, revisions, RFIs, submittals, and communication between the various professionals involved in a project.

• Technical CAD Drafting: With more than two decades of AutoCAD experience, we produce precise residential drawings including floor plans, site plans, elevations, building sections, details, and other construction documentation.

A Practical Approach to Residential Design

Good home design isn't only about how a house looks. Plans need to communicate clearly, coordinate with other disciplines, and work in the real world of construction.

Joshua Smith Home Designs approaches every project with that principle in mind. We combine creative problem-solving with detailed drafting and practical construction knowledge to help develop residential plans that are clear, functional, and ready for the next stage of the project.

Structural engineering and other specialized engineering services are coordinated with qualified outside professionals when required.
